All three thrive on damp, shaded surfaces and all three keep the roof wetter than it should be. Biocide treatment after physical removal is what breaks the cycle rather than resetting it.

Concrete tiles have a granular surface layer that can be stripped by aggressive pressure washing, leaving the tile more porous than before it was cleaned. Clay tiles are more resilient at the surface but brittle underfoot. Natural slate cleans well but is unforgiving of careless walking and of any method that lifts fixings. The covering dictates the method, not the other way round.

Roof cleaning works best combined with gutter cleaning and a roofline check, because those three things are the drainage path of the entire building. Where a survey shows slipped tiles, failed ridge bedding or tired flashings, dealing with them while access is already in place saves a second mobilisation.

Domestic roof cleaning is largely about appearance plus protecting a covering the owner intends to keep for years. Commercial and larger-scale work adds access planning around operating premises, larger areas of low-pitch roof, and rainwater systems that carry much greater volumes and cause bigger problems when they block.
