What Happens When a Failing Roof Is Left Another Winter

A worn roof rarely fails dramatically. It fails quietly. Nail fatigue lets slates slip one at a time, perished underlay stops catching wind-driven rain, and water starts tracking along rafters and finding the ceiling weeks or months before a stain appears. By the time a bedroom ceiling marks, the timber above it has usually been wet for a long time.

The escalation is what costs money. Wet insulation stops insulating and has to be replaced. Wet rafters and purlins invite rot and, in older properties, woodworm. Damp plaster means redecoration on top of the roof bill. Storm damage compounds it: a roof that was marginal in October is the one that loses a run of tiles in a January gale, and emergency work on top of an already tired roof is money spent twice.

There is an insurance angle too. Insurers distinguish between storm damage and a roof that has simply reached the end of its life. The longer a known problem is left unresolved, the harder it is to argue that the resulting damage was sudden rather than gradual.

Tile and slate options

Concrete interlocking tiles remain the workhorse of post-war housing across Berkshire and Surrey: economical, quick to lay and available in profiles and colours that match most estates. Plain tiles suit older and more decorative properties and cope well with complex roof shapes, hips and bonnets, though they need roughly twice the coverage per square metre.

Natural slate gives the longest service life and the cleanest lines on Victorian and Edwardian properties, and fibre-cement slate offers a similar look at lower weight and cost, which matters where the existing structure was never designed for natural slate. Clay pantiles and plain clay tiles hold their colour far longer than concrete and are often the right call on period and conservation-sensitive properties.

Underlay, battens and ventilation

Modern breathable membranes replaced bitumen felt for a reason: they allow water vapour out of the roof space while still shedding wind-driven rain. Fitting new tiles over old felt is the single most common false economy we see, because the felt is usually the component that has actually failed.

Ventilation is specified alongside it. Eaves and ridge ventilation, or ventilated soffits, keep air moving through the roof space so warm moist air from the house does not condense on the underside of the roof. Where loft insulation is upgraded at the same time, ventilation matters even more, a better-insulated loft is a colder loft.

Leadwork, valleys and abutments

Most roofs leak at the joints rather than the field. Chimney abutments, valleys between roof planes, dormer cheeks, parapets and where a roof meets a wall all need correctly sized and dressed lead, properly wedged and pointed. We treat this as part of the roof rather than an add-on, because a new covering with tired flashings will still put water into the house.

Domestic and commercial differences

Domestic re-roofing is largely about pitched coverings, access around a lived-in home, and keeping the property watertight day to day. Commercial work brings larger spans, more flat and low-pitch area, plant and rooflights to detail around, and programme constraints, the building usually has to keep operating while the roof is replaced.
