EPDM is a synthetic rubber membrane supplied in large sheets, so most domestic extensions and garages are covered in a single piece with no field joints at all. It stays flexible in cold weather, tolerates UV well and moves with the building rather than cracking. It is bonded to a prepared deck and finished with matched edge trims, corner pieces and outlets.

It suits extensions, garages, dormers and any roof where the surface will not be walked on regularly, and it is quick to install, which keeps the property exposed for less time.

GRP is laid as glass matting saturated with resin and cured in place, forming a rigid, seamless laminate bonded to purpose-made trims. The result is hard-wearing and can be walked on, which makes it the usual choice for balconies, terraces, dormer tops and roofs that carry occasional maintenance traffic.

It needs a sound, dry, correctly prepared deck and appropriate conditions to cure, which is one reason deck replacement and weather planning are priced properly rather than skipped.

Almost every flat roof failure we strip reveals the same story at the edges: water sitting where it could not escape. Falls are checked and, where necessary, corrected with firrings so water reaches the outlet rather than pooling against an upstand. Outlets and rainwater goods are sized and positioned so debris does not immediately block them, and gutters serving the roof are cleared as part of the works.

On habitable extensions the build-up matters as much as the membrane. A warm roof arrangement, with insulation above the deck, keeps the structure warm and reduces condensation risk within the roof. Where a flat roof is being replaced over a room in use, this is the moment to get the build-up right rather than re-covering a cold roof that has been sweating for years.

Domestic flat roofs are typically extensions, garages, dormers and porches, where neatness at the junction with the house and tidy edge detailing matter visually as well as technically. Commercial flat and low-pitch roofs bring larger areas, more penetrations for plant and rooflights, and the requirement to keep the unit operating during works.
